Things Stay on the Market Long? Are prices going up?!

People are constantly wondering how the market is doing in Jackson Hole. Just last evening, I received an email from such an out of state client. I figured if she had questions so did others, hence, the article. She asked me how long a property is on the market in Jackson and she was also interested to see if prices were holding there own.

I am very grateful for the Jackson Hole MLS system; it contains a dizzying array of statistics. I found our Sold Market Analysis helpful for answering these two above questions. In this report I, and any Realtor for that matter, can see pertinent statistics on residential properties in all areas.

As I viewed grand totals of days on the market, I noticed how properties remained on the market roughly 30% of the time less as compared with the same time last year. I also became clear to me that sellers are trading properties at 5 percentage points higher to their list prices today compared to 2005.

In sum, residential properties are remaining on the market less and sellers are making more on their sales. I looks like sellers are smiling here in Jackson Hole. It’s no wonder I hear the same comments time and time again, “I wish I had gotten in earlier.” Forest Fransen, Realtor
