Jackson Hole Real Estate Information/ January 7, 2005 weekly news on MLS sales in Jackson Hole
As of January 1, 2005 we can confidently say that sales of all Jackson Hole properties in Teton County have sharply increased over the 2003. In the first week there have already been numerous Jackson Hole MLS listings in Jackson Hole show as pending. The first contract was on one of our condominiums, namely the Timber Ridge #6 unit. This newly renovated property was purchased in November of 2004 and presently is pending at well over $900,000.
The Christmas ski groups enjoyed lots of new powder and started bidding on several fine properties after skiing and before happy hour each day. Another of the Four Seasons Condominiums in Teton Village showed pending as of January 6, 2005 and has a list price in the mid $3 million dollar range.
The Jackson Hole real estate investments of the older condominiums have proven to be lucrative for investors as well. Our Nez Perce condominiums listing sold and closed December 30, 2004 at a new high of $525,000 for a 3 bedroom unit. This newly remodeled luxury condominium is very popular on our property management program. The property was purchased in August of 2004 and was extensively remodeled. The return on investment was a good one for this owner.
A larger tract of land in Jackson Hole also sold this past week. Our buyer is looking to go forward with a Hotel development and bring it before the county planners next Thursday. This new luxury Hotel will be in a great location on the West Bank Region if the approval process is successful.
The Pony Express Motel in Jackson Hole was also closed this past week. The commercial demand for Jackson Hole Hotel and Condominium developments is very strong but there is limited inventory. Presently the only Jackson Hole Hotel for sale is the Miller Park Lodge at $2,500,000.
