The Town of Jackson Hole has become more attractive to home and condominium buyers in recent years. The attraction of all the shopping, restaurants, art galleries and many other fun theatre events have lured locals and second home owners alike to move back toward the heart of the downtown area. The downtown area is close to both the Jackson Hole Airport as well as being 12 miles from the Jackson Hole Mountain Resort. The pricing for condominium and single family homes for now has also been a bit more moderate for the entry level buyer.
There are several nicely laid out City Parks and the famous town square area, home of the western shoot-out, stagecoach rides and the Million Dollar Cowboy Bar. There are several historic buildings, hotels and mom and pop motels scattered throughout the area. The town is just small enough, yet now equipped with Grocery Stores, a few lumber yards and we even have a K-mart. The Town Planning Commission has done a great job with new development to keep the 'old west character" by keeping all buildings below 3 stories and providing fun landscaping to screen the parking lots and buildings. K-Mart complained and said the restrictions made for the most unique store they own with a parking lot that had to look like a National Park and a building to resemble the Old Faithful Lodge.

Commercial Buildings and Condominiums/Town of Jackson
As mentioned in the other Town of Jackson subdivisions, the proximity to the Downtown Square on Broadway determines the different Real Estate pricing structures. The Town of Jackson down town zoning district is quite unique and is being modified with each new development node. The Downtown Rezone District amendment adopted by the Mayor and Town Counsel was recently voted down in town elections but forms of the amendment are being voted on daily in the form of Variance and density bonus requests. If one looks closely at the current map, the AC district is the best property for Commercial development.
A series of other buildings and commercial Condominiums surround the 5-block area around the town square and more nodes are being re-developed close to the Snow King Resort. Further South on Broadway there is a broad mix of grandfathered zoning including lodging, grocery stores, banks and other local shops. The Commercial Real Estate is in short supply and the pricing continues to climb with each new sale. Offices building construction is also on the rise. Many wealthy Americans are now re-locating their entire operations to Jackson Hole and moving their smaller focused operations to Jackson Hole. A couple examples of this are found with the Frieze Associates that operate the popular Brandywine Investment funds and other Wealth Management Groups. Another such example is the Med-tech Group that has decided the Jackson Hole area is favorable to re-locate the Executives within the Company. Our airport is close and these executives can easily move quickly in and out of Jackson Hole on their private Aircraft. These folks will usually build very attractive offices in a western style to use while they are here visiting. Many of these wealthy folks are also establishing permanent residence, as there are no Wyoming State taxes, similar to Florida and Texas.
The average lot sale is for a town lot is ranging in the $400,000 range for a 50X100 ft lot with any form of commercial or short term overlay rules. Jackson Hole Investors are becoming more and more interested in these Town of Jackson Commercial and Lodging locations for re-development or for remodeling purposes.
