Realty News/ New Resort development may serve as an alternative growth plan on the West Bank
There are several important needs at the Jackson Hole Mountain Resort that must be addressed in the near future. Many locals feel that Teton Village real estate market is plenty big enough with the existing mountain resort master plan in place. Others believe that we need more short-term lodging rentals and additional summer and winter guests to increase skier days at the resort as well as provide more business to town and other resort areas in the community. Those supporting the SRA Development Proposal rightfully believe expansion will boost the overall winter economy in the valley with healthy growth in the years to come. We believe there is merit to both positions and there is a solution!!
A recent poll conducted indicates a majority of locals in Teton County feel that doubling the size of the existing mountain resort with the overwhelming SRA proposal may not be the best alternative to meet the objectives to address both of these legitimate needs at the Ski Resort. The Teton County Comprehensive Plan suggests that clustering in 'nodes" is the best way to meet our objectives and maintain smart controlled growth where it is suitable. This 'node concept" simply means to put reasonable development in adjacent areas to existing and similar development. The SRA re-zoning is simply too much expansion of a node. This plan would have been more acceptable if it was a much smaller concept of perhaps 100 acres clustered closer to the base of the mountain.
This is why our much smaller and condensed development proposal adjacent to the Racquet Club Resort in the Aspens is truly a better option that should be looked at closely by locals and the County Officials before approving a massive node proposal adjacent to Teton Village. The short 4 -mile distance to the Racquet Club seems to be a very acceptable alternate location for our winter visitors and would serve the Jackson Hole community in a much greater capacity. Our development proposal is well screened and reflects the design of a true Western Lodge facility in height, size and scope. By spreading out the needed node developments on the West Bank Region and clustering them in smaller nodes, we may be able to avoid the very real transportation crisis that now exists on the Village Road during peak seasons. The disbursement of additional rental properties allows for our guests to park and ride a shuttle to Teton Village from another location
The Jackson Hole Grand Hotel Resort proposal near the Aspens seems to be the most logical solution as an alternative to meet most of the community needs at this time. This central location in the middle of the West Jackson region area has excellent community transportation access as well. The newly proposed bus transportation building at the south end of the Hotel project will also serve as a public mid- station restroom and locker building for hikers and bikers using the new bike path connecting Wilson with Teton Village.
The project site is a secluded 12-acre tract not presently within a subdivision. The southern end of the tract adjoins the existing Aspens and Racquet Club turnout. The excellent natural screening and superb access off the Village Road with over 1200 ft of Village Road frontage makes this tract an excellent location for a new and much smaller node development. This incredible development, if approved, will certainly enhance the existing businesses nearby the Racquet Club Resort, as it will spread out the visitors throughout the West Bank area. As well, Hi-way 22 needs to be re-done in this stretch of the road for commercial properties on the east side needing turn-out lanes.
