About Ron Miller

We moved back to the Aspens neighborhood 3 years ago and just love it. We have a home now with a very private setting. I can walk to Teton Pines Resort to golf in the summer and there is a great market at the entrance to this great resort area. Think service! When you work with a Jackson Hole Real Estate Brokerage, the agents top priority should be service to the customer. I encourage all agents to listen carefully to what the buyer or seller is saying to them and talk less if possible during any showing. When  a customer decides to buy or sell a property in the Jackson Hole Real Estate market, a good Realtor servant realizes that the experience of the showing or listing appointment is a primary focus for the person and not what the realtors opinion is about each property. Of course if there is a material defect or economic obsolescence with a particular property I recommend to always advise the buyer what is know or observed. A good Jackson Hole Real Estate Broker with a realistic attitude and good common sense is often other centered toward the customer.

I once worked with a Realtor attending an open house in another part of the country that did not listen to me when I was interested in the property an associate in her office had listed. I told her the price and terms I wanted to offer and got a blank look like I was crazy. As an experienced broker and buyer working in the Jackson Hole Real Estate market I fully understood the proper value of this property and most of the inherent risks associated with this higher end resort investment I was interested in. I usually shop for properties that are fairly unique and many times need some work or the property is distressed in some way. I usually look in high end neighborhoods for the diamond in the rough. My specialty is fixer uppers and this lady was sitting in this old dated condominium in a fantastic rental area of a nice resort area that I knew was popular. The property needed a lot of work and was over priced.

The Realtor totally discouraged me from making my generous offer on the property she represented in an open house. The offer was a bit low and she said it was a waste of her time. She advised me simply not to put in my offer in writing and wanted to show me properties listed much higher than my budget. She sent me listings via e-mail for 2 more weeks for millions more than I wanted to spend for some reason. Unbelievable!! I think she just needed a bigger commission or just did not have a servant heart with my interests in mind or the sellers best interest. I had a hunch the seller had no need for this particular unit by the shape it was in and probably needed out.

I did eventually buy that property but had to go to another brokerage to put in an offer and get the deal done. I found a great Realtor who was very motivated to write up my offer for me to purchase the property I liked. The moral of the story is the good Real Estate servant got the job done and it was a great experience after all and I got a great investment property. We fixed it up and got good rentals and sold it a few years later for a nice profit.

Jackson Hole is known for its amazing scenery rich with wildlife, but the deep winter snow pushes many animals farther down from the mountains making them abundant and easy to spot.

National Elk Refuge

Every winter thousands of elk call Jackson Hole home, and one of the easiest and most unique ways to get up close and personal to these elk, is to take a sleigh ride out onto the Refuge. Pick up your tickets and bus at the Jackson Hole and Greater Yellowstone Visitor Center on North Cache. You will arrive at the refuge and board a horse drawn sleigh that will get you closer than you can imagine to these amazing animals, while a knowledgeable guide will get you acquainted with the animals that call the refuge home. Elk-1 copyAfter you return from your sleigh ride, drive over to the Elk Refuge Road, off of West Broadway, on the east side of the refuge to find Big Horn Sheep making their winter home on Miller Butte. If you are lucky, they will be feeding near the road, or they might even come over to lick the salt off of your car. Antelope, Buffalo, Deer, wolves, coyotes, and mountain lions also call the refuge home so take your binoculars and scan the hills. Find a map here.

Another easily accessible trip is driving US 26 South from Jackson and turning West at Hoback junction, you will travel the scenic snake river canyon, but keep your eyes open for the camouflaged Mountain Goats blending into the snowy hillsides. Mountain Goats are non-native to Wyoming, but were introduced into Idaho for hunting purposes, and  eventually migrated to the snake river canyon. Drive carefully as they are often  right next to the road.

Winter Activites for Non-Skiers in Jackson Hole-Part 2

Snowmobile or Dog Sled to Granite Hot Springs

In the deep of winter, nothing feels better than a long soak in a 104 degree natural hot springs surrounded by  an idyllic winter scene of fluffy snow piled high on boulders and steam rising from the hot water. In the summer, Granite Hot Springs is accessible by road, but in the winter access is limited to snowmobile, dog sled, or for the fitness enthusiast,  a 10 mile  one way cross country ski.

This hot springs is not like most modern built up pools, hidden in the Gros Ventre (grow vaunt) Mountains, this pool was constructed in the 1930’s by the Civilian Conservation Corp and is still rustic with only  a small cabin fitted with changing rooms and no electricity or running water.

The trail to the hot springs is suitable for novice to intermediate snowmobile riders, but I would recommend going with a tour if you are not familiar with the area, or new to snowmobiling.  The ride in is around 45 minutes by snowmobile, around 1.5-2 hours by dog sled, and 2+ hours by ski.

The snowmobile  tours consist of a half or full day adventure,  pick up and drop off in town, basic snowmobiling instruction, snowmobile gear (suit, helmet, gloves, and boots) as well as a snack with a half day,  or  lunch with the full day tour.  Check out Togwotee Adventures for their snowmobile tour options.

Dog Sled Tours Consist of  pick up and drop off in town, a team of Alaskan sled dogs and an experienced musher  leading your sled on a full or half day tour with hot soup and beverages to keep you warm. Contact Jackson Hole Iditarod Sled Dog Tours for more information.

If you are planning an independent trip to Granite check the weather conditions and give the hot springs a quick call at (307) 690-7284 to make sure they are open. The cost for entrance is $6 for adults and $4 for children. Remember to bring your swim suit and a towel- and some dry clothes to change into after your swim! And try not to get your hair wet, it can make for a frosty ride home!

 

Jackson Hole Winter Activities for Non-Skiers-Part 1

Jackson Hole is a skiers paradise, but that doesn’t mean that non-skiers will be left out in the cold. There are plenty of activities that Jackson offers off the slopes, Over the next couple weeks, we will be listing our favorites.

 Snowshoeing and Cross Country Skiing

If you want to feel like a true mountain man or woman, strap of a pair of cross country skis or snowshoes and head into the woods and explore. Cross country skiing  and snowshoeing is affordable, relatively easy,  and can be done almost anywhere in the valley.

If you only have a couple of hours or don’t want to drive very far, you can check out one of the many trails near town. For a jaunt along the Snake River, head to the Wilson bridge on Hwy 22 and park in the Emily’s Pond parking lot on the North East side of the bridge.  This trail is flat and a perfect place to learn how to cross country ski, follow the groomed trail to complete a 2.2 mile out and back with views of the Tetons, Jackson Hole Mountain Resort, and the mighty snake river. If you are extra adventurous, bring along your fishing pole (and Wyoming License) and try your hand at catching a Snake River Cutthroat Trout.   Check out these links for a grooming schedule around the valley and a list with descriptions of the local pathways.

For a 1/2 day to day long adventure head out to Grand Teton National Park (GTNP), where there are many groomed trails to follow, or you can make your own trail.  A favorite of mine for snowshoeing is the Taggert Lake loop, starting at the Taggert Lake Trailhead parking lot just a few miles inside of GTNP from the moose entrance. Pick which way you would like to go on this loop, I always seem to head to the right, which offers a slightly steeper, but quicker trip to Taggert Lake. After 1.5 miles of rolling hills, you will reach the frozen Taggert Lake, a sunny day or partly cloudy day  will reveal the Tetons rising up  just beyond the edge of the ice covered lake. Bring a snack, relax,  and enjoy the view while catching your breath. You can either head back the way you came, or complete the loop with an additional 2.4 mile trek. Skis and snowshoes can be rented at many locations in the valley, but the experts on the “skinny skis” and snowshoes are at Skinny Skis just off of town square on Deloney St.

All over the valley, wildlife settles in for the winter,  please be respectful and aware of where you are going and what is around you, it is easy to start skiing with your head down and get too close to wildlife. As with any winter activity, please dress warm and take extra gear, food, and water with you. Also, always tell someone where you are going and what time you will expect to be back.
